Deposits & Payments

Remaining Balance

The remaining balance is due 30 days before your arrival date.

Reservations made within 30 days of arrival must be paid in full at the time of booking.

Age Requirement

You must be 25 years or older to make a reservation and must be present for the duration of the stay.

No one under 25 may stay unless accompanied by a parent.

Additional Charges

Missing items, damages, and/or excessive cleaning will result in additional charges to the card on file.

A 4% surcharge applies to all credit card transactions.

Changes & Cancellations

All deposits are non-refundable — no exceptions.

Cancellations must be submitted by email and acknowledged by management. Please do not assume a cancellation is complete until you receive confirmation.

When You Cancel What Happens
More than 30 days before check-in You forfeit your deposit. The remaining balance is not charged.
Within 30 days of check-in You forfeit the full reservation amount.
More than 14 days before check-in May be considered for a one-time date move within the same calendar year. Reservation must be paid in full. No transfers to another year.
Within 14 days of check-in No moves or transfers. Cancellation only. No exceptions.

Rio Bella is not responsible for weather, natural disasters, acts of God, low or high water, illness, family emergencies, pandemics, or any other circumstance requiring cancellation or early departure. By booking, guests agree not to file a chargeback with their bank or credit card company.

Occupancy
Cabin Rules

No Smoking

All cabins and the river house are strictly non-smoking. This includes cigarettes, cigars, pipes, vapes, and other products.

Smoking odor discovered inside will result in a minimum fee of $350 (cabins) or $500 (river house). Cigarette butts must be properly disposed of — never on the ground.

No Pets

Pets are not permitted inside any rental. Bringing a pet without prior consent will result in an immediate minimum fee of $300+ and possible forfeiture of your reservation.

ADA-covered, professionally trained service dogs are welcome — please contact us at least two weeks before arrival. No emotional support animals (ESA).

Cleanliness

Cleaning fees are not included in your rate. Please follow check-out instructions to avoid additional fees (starting at $150).

All trash must be placed in the large bin on property. BBQ pits must be cleaned out into the ash cans provided.

Not Allowed

Piñatas, confetti, sidewalk chalk, water balloons, fireworks, and clotheslines are not permitted.

Rock painting is only allowed in the designated area near the office — not at cabins, decks, or the river.

Towels & Linens

Please do not use bath towels for river use. Guests found using bath towels at the river will be charged a replacement fee.

Seafood must be stored in an ice chest outside. It may not be stored in any Rio Bella refrigerator.

Property Rules

Day Guests

Up to 2 day visitors per rental are permitted daily. Overnight guests are not allowed.

All day guests must be pre-approved before your arrival, check in at the office, and obtain a parking pass ($30/day) and wristband ($30/person/day). Guests may not arrive before 10am or stay past 9pm.

Quiet Hours

Quiet time is from 10:00 pm to 8:00 am. Music and outdoor activity are welcome from 8am–10pm at a considerate volume.

Utilities

Electricity and internet are provided by an outside company. In the event of an outage due to weather or other factors outside Rio Bella's control, refunds will not be issued. We will do our best to assist in restoring service.

River Rules

There is no lifeguard on duty. Swimming is at your own risk.

The Frio River is available from dawn to sunset. Please be respectful of the river, wildlife, and neighboring private properties.

  • 01Riverfront is available from dawn to sunset only. No tent camping at the river — your cabin is the safe place to sleep, especially during potential flash flood conditions.
  • 02Do not drive any vehicle to or on the riverbank.
  • 03Please stay within the Rio Bella area. Signs are posted on the north and south ends marking private property. The land across the river is privately owned — no trespassing.
  • 04No glass or Styrofoam near or in the river. This protects guests and wildlife.
  • 05No firearms or fireworks on the property. Fires are allowed only in designated fire pits, fireplaces, or chimineas.
  • 06The Lombardy Dam is a historic landmark. Do not jump off the dam — a large submerged rock is not always visible. Do not walk, sit on, kayak, or tube the irrigation canal.
  • 07No littering on the property or in the river. Extra charges apply for improper disposal and cleanup.
  • 08Rock painting is only allowed in the designated area near the office. Not at cabins, decks, flatwork, or the river.
